A Portland condo comparison can look straightforward on a listings page. Buyers see price, square footage, monthly dues, and photos. The harder questions live at the building level.
Review The Association, Not Just The Unit
Budgets, reserve studies, meeting minutes, insurance, rental rules, pending projects, and special assessments can materially change the ownership picture. A renovated interior does not offset a building with deferred work or weak reserves.
Compare Neighborhood Supply
The Pearl District, South Waterfront, downtown, and smaller neighborhood buildings do not carry identical supply or buyer demand. Comparable sales should reflect the building type, location, parking, view, and amenity package whenever possible.
Keep Monthly Cost In Context
Higher dues are not automatically worse if they fund services and reserves that fit the buyer’s priorities. Lower dues are not automatically safer if major work has been postponed. The useful question is what the fee supports and whether the association’s plan appears sustainable.
